Green Building: Muangthai Capital Headquarters

A green building is designed and constructed with the natural environment in mind. Muangthai Capital's headquarters reflects the company's sustainability goals by considering both occupant wellbeing and resource efficiency.
Broad glazed façades strengthen the connection with nature through outdoor views and access to daylight. Optimised exterior shading responds to intense sunlight and reduces energy use. Environmentally responsible materials help limit environmental impacts, while interior strategies support thermal comfort and indoor air quality.
Building location
The project is located in an urban area of Bangkok surrounded by amenities and services. It was developed on previously disturbed land and confines the building footprint to that area to avoid environmentally sensitive sites and reduce impacts. Green spaces planted with native species at ground level provide habitat and support biodiversity.
Optimised shading design
Because of the building's orientation and façade dimensions, managing extensive daylight access was particularly important. Exterior shading devices reduce overall solar intensity and therefore lower cooling-energy demand.
Building systems
The project uses a high-performance curtain-wall system comprising insulated glazing units, insulated spandrel panels and shading devices to reduce thermal conduction and solar heat gain. A dedicated outdoor-air system (DOAS) works with low-energy fan-coil units. Pressure-independent control valves (PICVs) at each fan-coil unit help regulate and maintain constant flow to the coils.
The project reduced interior lighting energy by 9% and exterior lighting energy by 52%.
Water conservation
Water-conservation measures substantially reduce demand for potable water. Low-flow fixtures are installed throughout the restrooms, and non-potable water from the on-site wastewater-treatment system is collected and reused for landscape irrigation. Overall water consumption was reduced by 45%.
Waste management and recycling
Sustainable waste management and recycling were integrated into design, construction and long-term operations. Central storage is provided for paper, plastic, glass, metal and corrugated cardboard. The project also introduced measures to reduce paper use by encouraging double-sided printing and developing electronic receipts.
Sustainable materials
Materials were selected for high recycled content and, where possible, local extraction and manufacture.
Indoor air quality
Entryway systems, enhanced filtration media, increased outdoor-air ventilation and low-VOC materials support indoor air quality, human health and performance.
Together, these strategies enable Muangthai Capital's headquarters to advance the company's sustainability objectives, promote employee health and wellbeing, and ensure the environmental design benefits the project and surrounding community.
